Newer master-planned community
Mountain House is a master-planned community approved in 1994 with construction beginning in 2001, now home to nearly 25,000 residents and still growing.

Mountain House was approved by the San Joaquin County Board of Supervisors in November 1994 and construction began in May 2001 under the development of Trimark Communities. The community is designed across 4,784 acres organized into twelve distinct neighborhoods, including ten family-oriented neighborhoods and two age-restricted neighborhoods. Each neighborhood center features parks, schools, and commercial areas built in a planned progression over the development's expected thirty-year timeline.
The community achieved city status on July 1, 2024, becoming San Joaquin County's eighth incorporated city. From 2010 to 2020, Mountain House's population grew from 9,675 to 24,499 residents—a 153 percent increase—and planners anticipate build-out will ultimately reach approximately 45,000 to 50,000 people. The neighborhoods are designed with families and multigenerational households in mind, with an emphasis on schools, recreational facilities and community gathering spaces at each center.
A planned community comes with the clarity that these are years of building and raising families. Life insurance protects that investment by replacing an income if something happens to a breadwinner, ensuring that mortgages get paid, educations continue, and the plans that families made for these neighborhoods stay on track.
